CMMS stands for computerised maintenance management system. In practice it is one place that holds what your plant currently keeps in binders, spreadsheets and people's heads: what equipment you own, what broke and when, what was done about it, which spare parts went in, and what is due next.
Reactive maintenance means you repair a machine once it stops. Preventive maintenance means you service it on a schedule so it stops less often. Most plants know they should shift towards preventive work and cannot, because nobody has a reliable record of what was serviced when. That record is what a CMMS gives you.
Availability — the share of planned production time a machine was actually able to run. MTTR, the mean time to repair. MTBF, the mean time between failures. And the one that ends arguments in a management meeting: what the downtime cost. Without a system these are estimates; with one they are measurements.
